As I’ve mentioned many, many times now, San Miguel de Allende remains the place for a second or retirement home in Mexico – and what I try to do in listing that I present is to further expand on some of those enchanting features.

Maybe obviously, the town is literally filled with folklore and art. It has plenty of its own places for adventures and it doesn’t require some of the more difficult and expensive buying procedures that you get with coastal and beach locations.

One place I definitely haven’t mentioned before is Coyote Canyon Adventures – a sort of full-package canyon and horseback riding company that will take the whole family out for the day. You can ride horses, rent quads, go camping or even take hot air balloon rides.

Speaking of Hot Air Balloons – every November the nearby city of Leon – the big industrial city in Guanajuato – hosts anInternational Hot Air Balloon Festival. It’s about 90 minutes from SMA depending on how you drive but the balloons in the festival can usually be seen in the skies over San Miguel. Now that’s something to wake up to!

Quiet living in San Miguel de Allende

Living in Mexico City, when I’m asked what I am looking for in the day I retire, I always answer that I’m interested in finding a place where it is quiet enough, but with plenty of stuff to do and enjoy. I really am used to rushing around all the time and I know that I can’t stay still for a long time, but I would definitely like something a bit more “easy going”.

One of the places to find all of this – of course – is in San Miguel de Allende.

We’ve talked a lot about the town here and I’ve mentioned so many great things about it, but here’s one more - Galería Atelier = which hosting various artists’ works and frequent exhibits – their website is continually updated.

San Miguel is also known as a great place to shop for antiques, pottery, art, and even silver, and Azul and Plata is one of the best known places to shop for silver in San Miguel.

Now, as for buying a property in San Miguel de Allende, how does a 3 bedroom home for sale under US$200,000 sound? I’d say pretty good!

I have a 3 bedroom (each with a closet) 2.5 bathroom home – with 2,376 sq. ft. in construction on a 2,754 sq. ft. lot.   Located on a quiet street in the Los Frailes neighborhood – very close to a supermarket and just a few minutes by car to all of downtown.

I’ve been reading a lot about San Miguel de Allende lately and I found a great directory of San Miguel art galleries and classes for anyone planning on visiting or who is already enjoying the San Miguel de Allende life. They list over 30 art galleries, plus links to organizations and events, and a great deal of Web addresses and phone numbers including all the local San Miguel charities. San Miguel is world famous for its arts community and for its long history of relaxing and invigorating atmosphere. Downtown San Miguel de Allende Luxury

San Miguel de Allende Real Estate: Never more attractive

As you’ve probably noticed, we like San Miguel de Allende pretty well around here and in Real Estate, the closer you are to downtown the higher the prices. But you also get some fantastic architecture and design that isn’t found anywhere else in the world.

Downtown San Miguel Streets

I’ve been reading a website, BuenViaje.com, which consolidates a bit of San Miguel’s downtown area and history in general. I especially liked the section named “Colonial Jewels” because San Miguel’s center city is such a remarkable and magical place. Here’s just a small sample. You see the translator that they’ve installed in the site isn’t quite up to perfect, but still provides a lot of information.

Casa del Mayorazgo de la Canal, dated from the XVIII century and has had various uses: hotel, post office and it’s currently occupied by a reputable banking institution. It ranks in the civil Baroque architecture.

I’d also like to invite you to go to the Cultural Center “El Nigromante”, known by the locals as “Bellas Artes” (the Fine Arts), where courses in art, sculpture, music and dance can be taken. You can also enjoy spending time there at the art galleries, museum and the famous “Las Musas Cafe.”

The home we have for sale is just a blocks away from the main square and the Juarez Park, that I have talked about previously.

Beautifully designed, this home has 2 bedrooms, 2.5 bathrooms, plus a studio, with a fully equipped and tiled kitchen, den and TV room. El Charco del Ingenio no longer invioable

From the Posted Petition asking for the revocation of the Permission Granted to the developer Posted on Basta ya a la destrucción de San Miguel de Allende

We’ve written at length that El Charco del Ingenio is among the real treasures that make life in San Miguel de Allende so special.

La Jornada is reporting this morning on the development of 93 Condos in several hectars adjoining the ecological reserve of El Charco del Ingenio and apparently in violation of the municipal charter of the area.

That Charter designates that the area is suitable only for low density development. 3 hectars of the development are within the zone surrounding the preserve and the other 2 are currently zoned “low density.”

The issue has created an uproar in the area including in the Guanajuato Correo Newspaper. You can read the letter sent to the Municipal President in protest of the building permit already issued here.

Best buys? Best homes? In Guanajuato?

It’s September 15th! Mexican Independence Day! What better time to take a little trip through a couple of towns that Mexicans revere as the birthplace of the nation…

I’ve been reading all of the information we’ve been posting on San Miguel de Allende – trying to fill in my own list of top destinations. And it is true – now more than ever – that San Miguel has become a home away from home for many North Americans, from all 3 countries but especially for the 2 most northern!

Right now, though, I think it must be hard to decide or to know what is available either for primary use or for investing – and where are the deals that are not only safe – but that actually will give you more value for your money.

Well, there are a few of us who have been working in this market for some number of years now and – of course – we’d be happy to suggest or show you some of these (use the form below to contact us) – what we think are among the best homes or condos in and around the greater San Miguel area. The economic growth in the area seems to be pacing the rest of the Mexico economy and that means that some very good opportunities exist.

Is downtown still where the action is?

One can choose from being in the absolute center of the action in San Miguel de Allende- where property values reach and maintain very steady returns. And where one never needs to drive a car – and where one will pay a premium for the location, the stability and the return.

Or one can live a mere ten minutes walk from downtown – discounts here are even more significant than just a year ago. I wrote a little bit about this the last time I was in San Miguel.

We’re actually looking a lot at – and hearing more and more about – Dolores Hidalgo - as an interesting and very affordable alternative – with a more authentic Mexican feel. But still with a regular shuttle bus to downtown San Miguel every morning, afternoon and evening. Dolores is almost off the map – perhaps totally off the radar of your old-school San Miguel expat. That might just make it even more appropriate for us to explore a little here!

Sparks seems to have visited a few months ago too. And now it seems the folks from Living & Boondocking in Mexico paid a visit too. It’s nice to see Dolores get the attention it deserves.

The opportunities are there and, like San Miguel, Dolores has – of course – culture, great food, world class medical services – I am not sure that the library serves excellent margaritas as does the one in San Miguel – but when I find out I will let you know!

Colonial luxury in SMA

Beautiful Colonia San Antonio in San Miguel de Allende

Just a few days ago I listed a beautiful home in San Miguel de Allende, located near the tranquil Juarez Park. Downtown San Miguel de Allende

When I look for homes to be listed and promoted to my clients I try to get as much diversity as possible.

I’ve been posting homes for sale in different neighborhoods all over San Miguel de Allende but this one in downtown – the Centro Historico of San Miguel de Allende – is really something else.

Downtown homes tend to be quite a bit more expensive because of the neighborhood’s central location and historical character, and this unique property is also definitely investment worthy with strong potential for income. It’s two lovely casitas- either one is fully rentable – though you’ll certainly want to consider inhabiting at least one of them. This is also a wonderful opportunity for a family moving to Mexico who wishes to stay together but with all the room and space for a truly luxury living experience.

Really good reviews of San Miguel de Allende are not that hard to come by. I cherish my own memories of sipping on a “jarrito” at a little after midnight with some friends while enjoying the downtown scene filled with all kind of artists and travelers – all of them happy to share their own stories with anyone asking. So I’d like to recommend a few place to eat located just a few steps away of this home.

There’s this place named “Café de la Parroquia” recommended by most anyone dining there. Cooking in Kansas City says “You walk in through the large doors and enter a beautiful courtyard filled with tables. There were also covered areas for dining, but it was all very open. The owners were very present, which in my book is usually a good sign.”

The New York Times Travel Guides takes it a bit further and explains how the church came to look the way it looks and how you can gain entrance to the crypt beneath the altar.

Another must- see in the centro is the Museo Casa de Ignacio Allende. Building began construction in 1760 and it’s the birthplace of Ignacio Allende, one of the heroes of Mexico’s Independence. Just walking through the building will give you goose-bumps because it really captivates a piece of Mexico’s history. The video at MexBound.com, although in Spanish, can give you an idea of what I’m talking about.

Now, returning to the property at hand, the two casitas with 2 bedrooms and 2.5 bathrooms each are constructed to a total 3,300 sq. ft. on a lot with 2,268 sq. ft. Both houses have a dining room and a living room with a fireplace and the kitchens are decorated and fully finished in tasteful tile. There is also a covered garage. And to enjoy those downtown views every night you also have a great rooftop terrace!   You get all of this for US$475,000, but the experience of living in this house will definitely have no price tag!
